Want to hire a property management company to manage one or several of your properties?
At Forge Property Solutions , we’ve been working in real estate for many years in Stockton and we’ve worked with quite a few property management companies.
And it can be a great experience!
Or a horrible experience…
And so we thought we’d stop by and offer some tips for hiring your first property managers. Here you go!
Online Reviews — The first thing to do is check online reviews and testimonials. How long has the company been operating in Stockton? How are their online reviews? Do they have good case studies and a good reputation? If they don’t, look elsewhere.
Vacancy Rates — If the property management company being considered is bad at finding tenants, then that’s going to hurt the bank account. So it’s important to ask about their average vacancy rates so you know what to expect before signing a contract.
Communication — How is the property management company at communicating and being honest? Multiple conversations with them are recommended before deciding to enter a working relationship. And expect nothing less than openness and honesty in these conversations. It should also be easy to get a hold of the property manager. If there’s any hint of shadiness, then Steer. Clear.
Cost — How much is it going to cost for the property management services? Ask this question early and make sure the answer is clear and direct. If there’s any attempt to dodge the question or if the cost seems really high, it’s probably best to look elsewhere.
Hope that helps!
